While homebuyers in the greater Phoenix area continue struggling to land a property to call home due to an inventory shortage in existing housing, new home builders are also feeling the heat to meet the market’s demand for housing. The open space around our loose collection of neighborhoods in the fast-growing I-17 corridor between Norterra and New River is filling in, and now the boom is headed west of I-17 as new home builders claim their stake in available State Trust Land. Two unique choices include an enclave of custom hillside homes, and another offering half-acre estate-sized lots with customizable floor plans.
Valley Vibe reached out to area developers, homebuilders and the City of Phoenix and has compiled an overview and current status of active, soon-to-be-built and proposed residential projects in the area.
1) Union Park at Norterra (Happy Valley Road & 19th Avenue)
David Weekley Homes A waitlist of over 100 potential homebuyers has formed for the last remaining 21 lots in phase I not yet released for sale. Phase II will consist of 104 homes with eight, one- and two-story floor plans to choose from ranging in size from 2,300-4,000 square feet on 53’x120’ lots. An interest list is already forming.
Status Phase II construction underway. Homesites slated for delivery late 2021.
Cachet Homes Single family homes from 2,800-4,100 square-feet, plus a new series featuring patio homes. An interest list has already formed.
Status Closing on land purchase in June. Homesite delivery projected early 2022.
Ashton Woods Five, two-story floor plans ranging from 1,850–2,600 square feet on 120 40’x 90’ lots.
Status Phase I sold out. Phase II delivery projected early 2022.
BB Living at Union Park Rental home neighborhood at the southeast corner of 19th Avenue and Happy Valley Road. Community includes 154 single-family homes for lease, including 110 townhomes from 1,626–1,832 square feet and 44 green court homes from 1,768–2,424 square feet. Home plans include three to four bedrooms and a two-car garage.
Status Construction in progress. Pre-leasing slated for summer 2021.
2) Kalon Luxury Apartments
Multi-family units along Norterra Parkway adjacent to Union Park at Norterra with five floor plans, including studio, one- and two-bedrooms.
Status Construction in progress. Expected delivery late 2021.
3) Copperhead at Norterra
D.R. Horton will soon release 18 lots in its final phase of construction in this gated community within Norterra at Fireside near 19th Avenue north of Jomax Road. Home sizes range from 1,570–2,674 square feet. Floor plan highlights include open kitchens and great rooms, three and four bedrooms, and covered patios. Pricing $520,000–$590,000.
Status Phase II sales anticipated in June or July 2021. Interest list in progress.
4) Copperleaf at Sonoran Foothills
A 140-acre parcel with 411 homes planned at the southwest corner of Dove Valley Road and Paloma Parkway. Lennar plans to develop 278 single-family, one- and two-story homes ranging between 1,700–3,100 square feet and has sold a portion of the land to Pulte for an additional 133 homes.
Status Lennar model homes targeted delivery date of Spring 2022.
5) Jomax
A three-story multi-family rental complex with 242 units is planned on 10 acres north of Phoenix Fire Station 55 near Jomax & I-17 developed by Atticus Real Estate Development.
Status Construction in beginning stages.
6) The Logan at Jomax (formerly The Bungalows)
A 141-unit single-family detached rental community with one, two, or three bedroom floor plans from 634–1,314 square feet.
Status Units available for lease.
7) Avilla Canyon
A gated single-family rental community of 211 single-level detached units developed by NexMetro east of I-17 offering a mix of one, two, and three-bedroom homes.
Status Construction underway. Projected opening in fall 2021.
8) Deem Hill Estates
A custom gated community with 35 half-acre to 1-acre hillside homesites with walk-out basements with views from the Bradshaw Mountains to Four Peaks. Priced from the low $1 millions.
Status Construction underway. Homesites available for sale. Model coming soon.
9) Cabana Happy Valley
A multifamily complex of 292 units offering studio, one- and two- bedroom options for lease at the southeast corner of 19th Avenue and Happy Valley Road.
Status Groundbreaking planned for late summer 2021.
10) Middle Vistas
Approximately 200 acres owned by Lennar near the southwest corner of Interstate 17 and Dixileta Drive received City of Phoenix rezoning approval in July 2020 for residential development of 3.5 to 5 units per acre. Prior to final site plan approval, 118 acres of hillside land must be allocated for preservation by the City of Phoenix as a desert park/preserve.
Status Lennar is currently in escrow for the land purchase.
11) Verdin (formerly MacEwen 480)
A 488-acre parcel proposed by Taylor Morrison bound by Sonoran Desert Drive and the Sonoran Preserve to the north.Property requires a zoning change from S-1 (low density) to a Planned Unit Development to allow up to three homes per acre for about 1,425 homes.
Status Proposed. No public hearing dates set yet.
12) Arise North Phoenix (formerly Arise Arroyo Norte)
A 170-unit single-family rental community on 15.86 acres at the southeast corner of Frontage Road and Arroyo Norte Drive. Plans include one- and two- bedrooms with private entries and gated yards.
Status Proposed. Case heads to City of Phoenix Planning Commission June 3 and tentatively to City Council July 1.
13) Avilla Vista Norte
Approximately 190, single-story, predominantly detached residences for lease by NexMetro at the northeast corner of 43rd Avenue and Old West Trail.
Status NexMetro is currently in escrow for the land purchase.
14) Sendero Crossing
A 170 single-family home community by Mattamy Homes at the northwest corner of 43rd Avenue and Circle Mountain Road. Mattamy purchased the 55-acre property from El Dorado Holdings in October 2020, following City of Phoenix rezoning approval in 2019.
Status Final Plat approved by City of Phoenix May 5, 2021 with stipulations related to drainage. Homesites anticipated for delivery in 2022.
15) Arroyo Norte
The final phase of construction is underway on 67 half-acre lots sold to builder William Ryan Homes for development at the southeast corner of Frontage and Circle Mountain roads. The community plans to offer at least five floor plans ranging from 2,500–3,500 square feet with customizable floor plan options such as casitas, poolhouses, RV garages and workshops. The community will receive Epcor water service.
Status Land grading underway. Model homes slated to begin construction early 2022.
