Construction is progressing on two new communities by Lennar Homes in the Norterra area and on the west side of I-17 near the TSMC semiconductor plant under construction.
1 Copperleaf Sonoran Foothills
At Copperleaf in Sonoran Foothills, construction of five model homes is underway with completion expected in August and September.
Even without the model homes complete, home sales have already begun. Due to the market demand for housing, Lennar is releasing a handful of homes for sale every two weeks, through a lottery drawing. These homes are being sold at the framing stage, which still allows buyers to choose interior finishes such as flooring, cabinets and design schemes, said Mike Dowell, senior vice president of sales and marketing. The first batch of homes are expected to close in August or September.
Floorplans include one- and-two-story designs ranging between 1,800–3,000 square feet from the company’s Discovery, Signature and Destiny product lines. Prices start in the low- to mid- $600s.
At final buildout, Lennar will develop 278 homes, and Pulte will develop another 133. Dowel anticipates Lennar will complete its buildout in Copperleaf by spring of 2024.
2 Middle Vistas
Earthwork is underway on this new community of 228 homes on the west side of I-17, near the southwest corner of Dixileta Drive.
Once infrastructure and utilities are extended to the site, home construction can begin, which Dowell said is slated to start in fall of 2022. He anticipates the community will be fully paved by November–December. Two model homes are expected to open in January–February 2023.
Floorplans will be offered from the company’s Discovery, Horizon and Arbor series, some of which will be the same as those offered in Copperleaf. Plans also include the Next Gen multigenerational home designs which feature attached private suites with separate entrances, kitchenettes, and a living room, bedroom and bathroom.
Square footage will range from 1,400–2,600 square feet.
