Now Building: New Homes on Large Lots

Arroyo Norte’s Final Phase Offers RV Garages, Casitas

Those looking for a new build that’s part of a neighborhood, but offers customizable floor plans for casitas, suites and RV garages with room to spread out on a lot roughly double that of the area’s typical size, might find their new home in the final phase of Arroyo Norte in New River just north of Anthem.

WIlliam Ryan Homes is the builder offering six buildable floor plans ranging between 2,455–3,216 square feet on 67 homesites with a minimum lot size of 16,800 square feet in the community located at the southeast corner of Frontage and Circle Mountain roads in New River.

Lot sizes in the final phase of Arroyo Norte begin at 16,800 square feet. Builder William Ryan Homes is offering six floor plans.

Keeping consistent with the existing Arroyo Norte development, constructed by Meritage Homes, Richmond American Homes and Beazer Homes, the community will receive EPCOR water and sewer services. School boundaries lie within Deer Valley Unified School District, with students attending New River Elementary, Gavilan Peak School for middle school and Boulder Creek High School.

All floor plans are single story, based on the community’s proximity to nearby Daisy Mountain and in an effort to not obstruct the views of the existing neighborhoods surrounding the development. 

Neighbor Bret Ceren, a local Realtor and a resident along Plymouth Drive in Anthem which backs to the development, said when he purchased his home in 2020 he knew that at some point the land behind his house would be developed. 

Ceren said William Ryan representatives have been open and welcoming with conversation, and he told Valley Vibe, “Based on the original approved community plans, the four [William Ryan] homesites closest to us [Plymouth Drive neighbors] can only be single story with maximum grade to peak height of 25 feet.”  “We’ll see those roof lines, but they won’t impede our view,” he added. 

Home sales began in mid-July, and two models homes are currently under construction: The Tierra, 2,455 square-foot-design offering 3 bedrooms, 2.5 baths, and a 3-car tandem garage, as well as The Orion, a 3,036 square-foot-design with 4 bedrooms, a game room, and 3.5 baths, and a 3-car garage. Both are expected to be completed in September or October.

In an effort to keep up with the housing demand, William Ryan Sales Consultant Susan Collins told Valley Vibe the builder is only releasing a few homesites for sale per month, with priority given to those on the builder’s waitlist. 

Base pricing ranges between $734,900–$845,900.
