Valley Vibe reached out to area home builders to compile a guide with the status of active and soon-to-be-built residential projects in the fast-growing region of the North Valley along the I-17 corridor near the TSMC chip factory.
1 The Foothills at Arroyo Norte (William Ryan Homes)
Southeast corner of Frontage & Circle Mountain roads
If your future home building plans include securing a lot that is at least a half acre in size in a developed community where you can bring all your toys, Arroyo Norte may be just the place.
A total of 39 homesites have already been sold in the William Ryan Homes development—the final phase of Arroyo Norte—with lot sizes available at a minimum of 16,800 square feet—roughly double the size of the area’s average lot size. At the time of this writing, 25 available homesites remain, and in addition, William Ryan recently released four new oversized mountain-view lots closer to the foot of Gavilan Peak ranging in size from 57,592 square feet, up to an acre. These lots carry a premium of $199K and up. As of this writing, three of those lots remain.
Prospective homebuyers can choose from five different floor plans ranging from 2,500–3,500 square feet with customizable floor plan options such as casitas, poolhouses, RV garages and workshops.
Home prices start at $774,900, and currently the builder is offering the following promos: $20K credit toward lot premiums; $10K toward closing costs. Arroyo Norte is part of New River and receives
Epcor water service.
Status Home sales underway. One quick move-in home is available for a February/March delivery. The Aqua floor plan on a 17,128 square-foot-lot features a 4-car garage with view fencing backing to Daisy Mountain.
2 Sendero Crossing (Mattamy Homes)
Northwest corner of 43rd Avenue & Circle Mountain Road
A 170 single-family home community by Mattamy Homes on Anthem’s west side featuring four model homes for viewing ranging between 2,000 square feet to 4,070 square feet.
A total of nine buildable floor plans are available with lot sizes ranging between 50–65 feet wide and 120–125 feet deep. Base prices range from $476,490–$708,990.This community receives City of Phoenix water, sewer and trash services.
Status As of this writing, 11 quick-move-in homes were available for purchase with three ready for immediate move-in and more coming in February, March and April.
3 Middle Vistas (Lennar Homes)
228 single-family homes near the southwest corner of Interstate 17 & Dixileta Drive
Offering its new Premier Homes series in an effort to provide a more affordable home for homebuyers the floorplans in this series range between 1,250 to 1,400 square feet and include three bedrooms, two baths and two-car garages. Model homes under construction in this series include the Bisbee and Jerome. By offering smaller homesites, and partnerships with mortgage lenders and trade partners, Lennar is offering these homes at a starting price of $445,990.
Other models include the Barbaro: 1,797 sq ft, 4 bedroom, 2 bath, 2-car garage; the Lewis:
1,953 sq ft, 5 bedrooms, 3 ba, 2-car garage; the Horizon Trillium Next Gen: 2,649 sq ft,
4 bed, 3ba, 3-car garage. These models range from the mid-$500K’s to the high-$600K’s.
Status Home sales underway. Five model homes are set to open at the end of February.
4 Sterling Vista (K. Hovnanian Homes)
Near I-17 & Jomax Road
Four floor plans ranging between 1,593 to 2,548 square feet on a total of 57 lots, with lot sizes at 5,000-plus square feet. This community is almost at buildout and has one model available for touring: the Passionflower, a four-bedroom, 3 bath, 2-car garage plan. Base pricing starts in the mid-$500K’s.
Status Actively selling with 10-12 quick move-ins available as of this writing.
5 Verdin (Taylor Morrison Homes)
A 488-acre site bound by Sonoran Desert Drive & the Sonoran Preserve
Featuring five different collections of homes, with 10 models to walk through when complete, this community is anticipated to be 1,225 homes at build-out. Taylor Morrison is unveiling new floor plans, offering both one-story and two-story options.
“We have a thoughtful variation in product across different lot sizes, and the offering of our new RV and toy garages provides a multitude of selections for buyers,” said Erin Kristick, senior communications manager for Taylor Morrison.
Other amenities include a community clubhouse offering fitness, aquatics, pickleball, hiking, biking, and other activities.
Status Site grading currently underway. Home sales are projected to begin in the third quarter of 2025.
6 Union Park at Norterra
A 400-acre master planned community with multiple homebuilders and a community clubhouse/recreation center, pool, basketball and pickleball courts, a dog park and community parks. Located near Happy Valley Road & North Valley Parkway.
Aster at Union Park (New Home Co.)
A homebuilder new to the North Phoenix area has started construction on a parcel across the street from the Fry’s Marketplace along Jomax and Norterra Parkway as part of the Union Park development.
The single-family community will consist of 110 two-story homes ranging from 2,000 square feet to over 2,500 square feet on 38 x 90 foot lots. Aster will offer three different floor plans and model homes are scheduled to debut in April 2024. Prices are anticipated to start in the mid-$500Kʼs.
Status Grading underway and paving in the community is expected in the coming weeks. Sales are anticipated to begin in March/April 2024.
Ashton Woods
Five, two-story floor plans ranging from 1,850–2,600 square feet 40 x 90 foot lots. Ashton Woods just started selling in its third phase on 59 lots. The newest parcel is adjacent to Union Park School. Base pricing begins in the mid-$500K’s.
Status Actively selling. As of this writing, four quick move-ins were available.
Cachet Homes
Two series of homes are offered here on one parcel just south of Jomax and 21st Avenue. The Retreat series offers 102 lots and features a newly designed collection with four, single-family two-story floor plans and 3-car tandem garages ranging in size from 2,272–2,931 square feet. Available lots are sized at a minimum of 49 x 90 feet, and many oversized lots are available. Prices start in the mid-$600K’s.
The Encore collection (a continuation of phase 1 home designs) offers five buildable single-family floor plans ranging between 2,767–4,115 square feet on a total of 60 lots sized at a minimum of 65 x 120 feet. Prices start in the mid-$800K’s. Three models are available for touring.
Status Actively selling. As of this writing, six quick move-ins were available: four in the Retreat series and two in the Encore series.
David Weekley Homes
Offering seven floor plans in a new phase of construction near 19th Avenue and Union Park Drive ranging between 2,332–3,872 square feet. Prices start at $791,990.
