The number of homeowners listing their property for sale within our tracking zones in 85085, 85086, 85087 and 85083 is down over the same period last year.
With less homes on the market, pending sales and the number of sold homes are also down.
“This is especially true in 85083 where listings are down 11.4 percent and closed sales are down 26.2 percent,” Bryan Crouch with The Crouch Group, eXp Realty, told Valley Vibe.
Overall, data in our local tracking zones show the number of active homes are down 13 percent over the same period last year. The number of sold homes is down 14 percent, and pending home sales are down 22.2 percent.
Nationally, existing-home sales decreased by 3.6% month-over-month in March, and were below last year’s pace, according to the National Association of REALTORS®.
“Inventory remains a major constraint on the market,” said NAR Chief Economist Dr. Lawrence Yun. “The inventory-to-sales ratio, or supply-to-demand ratio, is below historical norms,” he added.
On the mortgage front, rates have declined over the past year, during the same period. “Compared to one year ago when rates were at 6.83 percent, this is a meaningful improvement for homebuyers during what is typically the busy spring homebuying season,” said Sam Khater, Freddie Mac’s Chief Economist.
