A new community of 170 single-family homes within the City of Phoenix proper near Daisy Mountain Post Office is scheduled for a September opening with four models for prospective residents to tour.
Sendero Crossing by Mattamy Homes is offering nine buildable floor plans with both one- and two-story designs ranging in size between 1,680–4,000 square feet on the northwest corner of 43rd Avenue and Circle Mountain Road, bordered by Anthem to the south and east. Construction on model homes began in April and the floor plans being offered in the community were just recently released on the builder’s website. Pricing had yet to be released at the time of this writing.
Lot sizes range between 50–65 feet wide and 120–125 feet deep, and those adjacent to the southern edge of the property line can only be one-story and 20 feet high, to mitigate view obstructions for existing neighbors, per the City’s Planning and Development Department.
“We’re excited to bring Sendero Crossing to life in the northwest valley, an area which we believe has been under-served for far too long,” Don Barrineau, president of Mattamy’s Phoenix Division, told Valley Vibe. “Our distinctive community design and thoughtful home designs will enrich this vibrant setting with floor plans that appeal to a variety of young and mature families… as well as those looking to downsize, seeking a hassle-free lifestyle… easy maintenance living and an appreciation for the natural setting and views.”
The 55-acre parcel was rezoned from S1 (ranch or farm residence) to R1-6 (single family residential) after approval by the City in 2019 when it was owned by developer El Dorado Holdings.
When first introduced to the public during the rezoning approval stage, the development was met with concerns from neighboring residents on the west side of Anthem regarding loss of views, density, ingress and egress and floodplain complaints. The parcel is surrounded by the new River wash to the north and west.
In addition to the single-story and height restrictions along the southern property line, City Council approval ultimately came with a number of stipulations the developer was required to meet to address drainage and floodplain concerns.
Some of the conditions stated in City documents included providing for dry crossings within the street network to ensure accessibility during a 100-year storm event and development of a stormwater retention area maintained by a homeowner’s association.
A number of requirements also had to be met with regard to civil engineering approval of the project including, grading and drainage plans and reports and stormwater management plans in accordance with the City’s current water policies and standards.
Mattamy Homes purchased the property from El Dorado Holdings in October 2020.
Sendero Crossing will be serviced by City of Phoenix water and utilities and will have two community park areas with shade structures and play equipment, as well as open space.
