Throughout most of 2026,
mortgage rates have remained stubbornly high, but despite rates closing in on almost 7 percent as of recent, the Phoenix housing market continues holding strong.
Home sales in August still increased by an average of 0.3 percent over last month, as home sales increased in both the West and the South, but declined in the Northeast and Midwest, according to a report by the National Association of Realtors®.
Locally, our tracking zones show increased activity, with Fireside at Norterra showing 14 listings and 7 homes under contract, and in Sonoran Foothills/Sonoran Commons, 13 listings were active, with 9 under contract and 17 recent sales, Realtor Andrea Crouch pointed out from the monthly home data compiled by The Crouch Group at EXP Realty.
“This shows one important fact: Buyers have not disappeared,” Crouch told Valley Vibe.
And, home values in our local area remain strong. When compared to data from the same month a year ago, the median sales price in the Phoenix Metro area increased 1.14 percent, according to a report from Clear Title Agency of Arizona.
Crouch explained that while homes are taking longer to sell, it reflects a more “normal” market.
“The North Phoenix real estate market is not frozen. Buyers have more options, are taking longer to decide, and are being more thoughtful about their choices; that is all OK,” she told Valley Vibe.
