New Community Size of Fireside at Norterra Begins

Home Sales Models open in master-planned 1,200 single-family development near Sonoran Preserve

Model homes are opening and home sales are beginning this month in Taylor Morrison’s single-family master-planned community nestled among the backdrop of the Sonoran Preserve.

The Verdin community is offering five different series of homes with floorplans ranging between 1,900–4,500 square feet, and lots ranging in size up to a third of an acre in gated and non-gated neighborhoods governed by its own homeowner’s association.


Verdin is a 1,200-home development on a 488-acre parcel along Sonoran Desert Drive between the Sonoran Foothills Community and Cave Creek Road. Large saguaros and desert vegetation line the main thoroughfare “Verdin Way” which leads to the future community center and home collections, where the respective model homes are located for each home series. In the early planning stages, Taylor Morrison developed a partnership with the National Wildlife Federation focusing on preservation and protection of native habitats within the community, including significant open spaces and thoughtfully planned native landscape yard plans. 

“We’ve tried hard to create a development framework for a natural organic feel with natural edges and open access to the preserve,” attorney for the builder, Susan Demmitt, of Gammage & Burnham, said in a previous Valley Vibe article. 

The Verdin community is offering five different series of homes with floorplans ranging between 1,900–4,500 square feet, and lots ranging in size up to a third of an acre in gated and non-gated neighborhoods within the community governed by its own homeowner’s association. Key features include customizable floorplans, including adaptable spaces, multi-gen suites, casitas and extra garage space. 

Two model homes within each home series are either under construction or have been completed for prospective residents to tour. VIP appointments to tour the models are being held first before the doors open to the public, Brad Schoenberg, Regional President at Taylor Morrison told Valley Vibe in an email. 

Interested home shoppers can sign up on the builder’s website through the Verdin landing page to be among the first to learn more about the community, and arrange a tour. Model completion and home sales start dates for each of the five series have also been released to Valley Vibe by the builder.

“Construction on the community clubhouse called “The Nest” is well underway and scheduled for grand opening in the first half of 2026, around the time the first residents will be moving into their new community and home,”  Schoenberg said.

Other community amenities include outdoor recreation facilities, including a dipping and lap pool, pickleball courts, indoor fitness center, a dog park, playgrounds, open space and a trail system with connections to the Sonoran Preserve.

The community will be served by the Deer Valley School District and serviced by the City of Phoenix for water and trash.

As for road improvements, the major collector street in the community has been paved and improvements at the entrance off of Sonoran Desert Drive are in progress.

Additionally, Taylor Morrison is working with the city to help fund a portion of the widening of Sonoran Desert Drive to six lanes between Cave Creek Road and Loop 303.
