Triple-digit days have taken a grip on the Valley, traditionally signifying the summer seasonal housing market slowdown is upon us.
Locally, the number of active listings in our tracking zones in the zip codes of 85083, 85085, 85086 & 85087 dipped roughly 4 percent over last month, and the number of days homes stayed on the market lengthened from 72 to 81.
But during that same time period, the North Valley experienced a major bright spot— the number of homes that went under contract increased by 27 percent over the previous month.
Nationally, pending home sales in May increased by 3.8% month-over-month and 4.8% year-over-year, according to a report from the National Association of REALTORS®.
“A late spring buyer rush—even with mortgage rates not budging—is an indication of pent-up housing demand and consumers’ acceptance of above-6% mortgage rates as the new normal,” said NAR Chief Economist Dr. Lawrence Yun. “Going forward, falling oil prices will help lower mortgage rates,” he added.
Mortgage rates continued to fall in recent weeks. A year ago at this time, the 30-year fixed-rate mortgage averaged 6.81 percent, and the 15-year fixed-rate mortgage averaged 5.96 percent.
“Incoming data continues to reflect a resilient consumer, with retail sales improving and pending home sales strengthening, suggesting purchase demand is continuing to modestly improve,” said Sam Khater, Freddie Mac’s Chief Economist.
